Thorough Pre-Purchase Property Inspections

Buying a new house can be an exciting experience, as this is likely to be your biggest investment. You need to be confident in what you are buying and know you are not taking on a lemon.

As part of your due diligence it’s essential you see an inspection report. Our experienced, qualified builder knows exactly what to look for to make sure the home of your dreams is structurally safe and sound.

Sinclair Builders will check the structural elements right down to the finishing details. We’ll present you with a comprehensive report broken down room by room. We’ll identify defects or issues you need to be aware of, including any areas of concern around the walls, ceiling, flooring, windows, doors, fittings and fixtures, sub floor, roof space and exterior, so you can buy your next home with confidence.

 

Property Inspection Reports

A property inspection report from Sinclair Builders will give you a detailed breakdown of each room, identifying:

- Significant defects
- Overdue maintenance
- Future maintenance issues
- Gradual deterioration
- Inferior building work
- Non-invasive moisture readings
- Floor levels produced on a floor plan

Being a certified meth sampler means we can also carry out a narcotics screening test to help identify if any illicit substances have been used in house. If the initial screening test provides a positive result, we can take further samples and send them to the laboratory for more investigation to identify the levels present.

Earthquake Damage Reports

All homes in Christchurch have been impacted in some way by the earthquakes. This report will note earthquake damage only and the strategy required for repair, this is often required for insurance/re-insurance purposes.

This report includes the sub floor, roof space, interior and exterior through to site and visual land issues and note if there is any earthquake damage present at the time of the inspection.

Earthquake Scopes and Independent Advice

If your home suffered earthquake damage you’ll need to be confident your insurance or EQC settlement will cover the actual costs to fully repair your home, ensuring no damage has been omitted.

Sinclair Builders can assess your home and provide a comprehensive scope of works including costed itemised breakdowns in a format that is acceptable by EQC and insurance companies.

We can also provide advice on your current proposed repair strategy/settlement.
